It is strongly recommended to use a real estate agent to purchase a new home from a builder. Yes, there are sales agents on site at the model homes that are always friendly and willing to provide guidance, however, those sales agents represent the builder and YOU NEED SOMEONE TO REPRESENT YOU. A real estate agent will give you objective advice and insight during all phases of the process from the time you sign the contract, during construction and walkthrough all the way to the closing table. They will represent you and help negotiate the purchase price, additional features and upgrades as well as down payment and/or closing cost assistance. In addition, a buyer’s agent is paid for by the builder, so there is no cost to you for representation by a real estate agent.
