Who is HUD?

The United States Department of Housing and Urban Development (HUD) is a government agency created to help make the American dream of home-ownership a real possibility for everyone.  Since 1934, HUD’s Federal Housing Administration (FHA) has helped millions of Americans unlock the door to homeownership and have a home of their own by making homebuying easier and more affordable. They do this by selling HUD owned homes at attractive prices and economical terms.

What is a HUD home?

The Federal Housing Administration (FHA) provides mortgage insurance for some homeowners. However, if that property becomes foreclosed it is deeded to HUD/FHA by the mortgage company.  HUD must now sell these homes to obtain the maximum financial return on its mortgage insurance funds.

Who can buy a HUD Home?

If you have the cash or can qualify for a mortgage loan, you are eligible to purchase a HUD home. HUD will not provide direct financing. Preferences are made to owner-occupants, however, if the property remains unsold, HUD opens the auction up to investors.

How Do I Find and Buy a HUD Home?

HUD lists their properties on www.HUDHomestore.com where you can browse the homes available. Once you’ve found a home of interest, you can have any HUD-approved real estate agent show you the property and assist you with the transaction.

How does HUD decide how much to charge for a HUD Home?

The listing price of a HUD property is a price based on the appraised value.
